Real install costs from southern Virginia jobs, not national averages.

Most homeowners and builders in Halifax County have heard "metal roofs cost more upfront but last longer." That's technically true. What it doesn't tell you is what the spread actually is in 2026, on a real Virginia build.
What metal actually costs in southern Virginia
R-Panel and AG Panel out of South Boston run roughly $4.50–$6.50 per square foot installed for a typical residential pitch — material, fasteners, trim, and labor. That's a wide range because the variables are real: pitch, valley count, dormer count, color, and whether the crew is doing your job alone or batching it with neighbors.
What shingles cost on the same job
Architectural-grade asphalt shingles on the same square footage run $3.75–$5.50 installed. So the gap on most jobs is $1–$2 per square foot — meaningful, but not the 2-3x premium people sometimes assume.
Where the math changes
Metal pays back over the second half of its lifespan. A 40-year paint warranty on the panel means you're not re-roofing at year 20. Shingles in this climate get 18-22 years before they start curling at the edges. If you're building to stay, the per-year cost flips before the kids are out of high school.
What to think about before you decide
- Pitch under 3:12 — metal handles low slopes that shingles can't.
- Snow load (less common here, but real in Lynchburg) — metal sheds it.
- Aesthetics — if the rest of the neighborhood is shingled, ranch-style metal will stand out. That's either a feature or a problem depending on the buyer.
